What is Design-Build?

Historically projects or systems were delivered for owners in a process that required two separate contracts – one with a designer and a second with a contractor.  Too often the design would not take into consideration the cost of the system being designed, requiring a time-consuming value-engineering process with fragmented communication between potential installation teams, ownership, and the design team.  Then after installation begins an adversarial relationship would develop between the designer and contractor when a change would be required, leading the designer and contractor to blame one another for the inevitable cost overruns and schedule changes.

In a design-build contract, the owner has one contract with a firm responsible for both design and installation.  Transparency on recommended products, installation times, value engineering options, and streamlined communication typically result.  Changes are addressed by the entire team, leading to collaborative problem-solving and innovation, instead of excuses and blame-shifting.

While design-build has historically been regarded as an alternative way to deliver systems or projects, today nearly half of the United States projects are delivered via design-build.
